West County Market Update March 2025

Hello West County!  Hello Spring!  As a real estate agent, spring is always exciting as it’s our busy time and a time where we get to help people find their next homes and most often, moving onto another chapter in their life.  Many people assume spring means more inventory and you’d be correct.  Inventory is slowly ticking up but from the numbers I’m seeing in March, things were just starting to increase.  I would anticipate we see more sales in the month of April. With all that being said, inventory is still relatively low.  In the lower price points, we are still seeing things go under contract during their first weekend typically.  The luxury market is always a little slower to move but some activity has picked up.

Chesterfield has a bigger jump compared to the others in the month of March compared to February.  Months of inventory are mostly still low meaning we are still in a sellers market.  It is important as a buyer to be prepared to move on a property quickly and have the pre-approval in hand, ready to go.   

One thing is also for sure, if you’re thinking about selling, now is the time to get all those to do lists ready with what projects you need to complete before the spring.
