West County Market Update February 2025

Hello West County!  February was not only a short month but also brought lots of cold, snowy weather.  Does some of that play into the market?  Without going into too much depth, I would say it definitely has an affect on sales.  Historically, winter months are slower than spring and summer.  Many people do not like to move during this time.  However, for those that can and want to, some good deals can be found this time of year.  Inventory is still relatively low and even though you might see some higher active listings numbers, keep in mind that it includes those properties under contract and just haven’t closed yet.  There were a lot of pending properties I saw while running the numbers. 

A lot of the cities you can see slightly higher months of inventory which means that things are sitting a little longer.  Most of things numbers don’t lend themselves to changing the market from a sellers market to a buyers market but some have moved into a neutral market.  

What does all this mean?  In some areas and price points, you might have more than a weekend to decide.  I will warn buyers however, this month in March I have already seen an increase in activity and I would expect at the lower price points that there will still be some bidding wars on quality properties.   The spring market is starting for sure!
