Hello West County! Here is updated data for the month of May.
As a reminder, the numbers below are compared to numbers this time of year (May) of last year (2025). This month, as compared to last year, we are seeing slightly more new listings (up 6.6%). Although pending sales increased slightly, closed sales saw a decline of almost 11% as compared to last year. This I think speaks again to the fact that inventory is low and buyers are being pickier about what they throw money at.
Days on market at 24 went down slightly from last year and is still considered low generally speaking. Things we want to see go up like median sales price and average sales price have indeed gone up slightly. We are still seeing the list price to sales price ratio above 100% which means on average listings sold for above their list price. This is indicative of a sellers market with lots of buyer competition.
I talk about a shift in the market…things definitely aren’t the same they were several years ago. One thing is for sure, if you’re looking to buy or sell, you have to know what currently is going on in the market and the specific subdivision you are looking to buy or sell in. Each subdivision has it’s own market going on and it’s important to figure out what that is.
