Hello West County! Here is updated data for the month of March.
As a reminder, the numbers below are compared to numbers this time of year (March) of last year (2025). Very similar conversation is being told here that we saw last month. Compared to last year, new listings, pending sales and closed sales are all down. The amount down we are is not that large however with percentages all under 9%.
New listings and sales might be down slightly from last year but you can see we still have increases in the median and average sales prices. If prices are going up and amount of new listings is decreasing, one would assume that because of the shortage of inventory that days on market would go down. We actually see an increase of 12.9%. Not a huge increase but I do think it speaks to the buyers currently in this market. They are slowing down a little and being a little more picky. With that being said though, I’ve personally had experience with things recently moving very fast and having multiple offers.
I still believe we are in a shift in our market however, the extent of that shift is still to be determined. One thing is for sure, if you’re looking to buy or sell, you have to know what currently is going on in the market and the specific subdivision you are looking to buy or sell in. Each subdivision has it’s own market going on and it’s important to figure out what that is.
