Hello West County!  Happy Spring!  It’s the unofficial kickoff to the home buying season.  As we approach these next few months, we hope to see more and more new listings popping up as people tend to buy more in the spring and summer.

As a reminder, the numbers below are compared to numbers this time of year (February) of last year (2025).  Some interesting things to note here…new listings taken in February were about the same as last year (only a positive .1% increase).  You’ll notice however, that pending sales and closed sales are down from last year.  This reflects accurately what I’m seeing in our market.  Some properties are still flying off the shelf while others have been sitting a little longer.  Days on market have also increased from last year (by 8.6%).  

Even with an increase in days on market and less sales, you can see that median sales price and average sales price still increased…proving it’s always good to invest in real estate. We are slightly down on inventory of homes, which again, is something I’ve talked about over the last several months. 

A lot of these numbers indicates a shift in the market.  We are still in a sellers market but it’s not as crazy as it has been the last several years since Covid.   Although we might still see multiple offers on some properties, things in general are leveling off…hence the feeling of a shift.  We have to be very smart in pricing and make sure we are looking at where things are headed as opposed to what happened over the last year.
