Hello West County! Here is updated data for the month of April.
As a reminder, the numbers below are compared to numbers this time of year (April) of last year (2025). This month, as compared to last year, we are seeing more new listings (up 12.7%). Inventory is slowly ticking up. At the same time, we see pending sales and closed sales down. They aren’t down by a lot but I think this speaks to buyers being a little pickier and hesitate with interest rates a little higher. Many buyers I talk with that have those low interest rates of 2.5% or 3% rates have a hard time wanting to buy and have that higher interest rate. I can’t blame them!
Days on market is a great indicator of what is going on in the current market. Last month it was down slightly from last year. 27 days on market is still relatively low considering this is an average. Things we want to see go up like median sales price and average sales price have indeed gone up slightly. Last month also saw a 101.1% list price to sales price ratio which means on average listings sold for above their list price. This is indicative of a sellers market with lots of buyer competition.
I still believe we are in a shift in our market however, the extent of that shift is still to be determined. One thing is for sure, if you’re looking to buy or sell, you have to know what currently is going on in the market and the specific subdivision you are looking to buy or sell in. Each subdivision has it’s own market going on and it’s important to figure out what that is.
