If I was selling my house in 2026, this is what I would do!

Many people don’t realize that selling a house doesn’t always follow the same exact steps each time.  Each house is different and so can the market. Launching a $150,000 house is different than launching a $2M house.  Selling in a buyers market is different than selling in a sellers market.  

So what is 2026 shaping up to look like?  Well, inventory is still relatively low but buyers are savvy.  Now, more than ever, the list below becomes critical when selling your home. 

  • Do the prep work.  If I know I’m going to be selling my house, now is the time to look at your house through a buyer’s eyes.  Start decluttering, organizing, fixing minor repairs, plan for cost-effective upgrades if within the budget.  If you are wanting to get top dollar for your home, these are great first steps to complete.
  • Think about positioning.  How do you want to look on the market?  This can only take place if you know what the market looks like.  How do the other homes in your area compare to yours.  When I’m looking at pricing a home, it’s great to know what homes have sold recently in the area but just as important is how we’re going to look next to the other properties active and on the market.  
  • Price it smart.  I probably don’t need to tell you that pricing is a very important piece of the whole puzzle.  Knowing the buyers for your home and what they are willing to pay for based on the features of your home is integral.  Even though there is low inventory and many areas are in a sellers market, I don’t think it’s a good idea to test higher prices.  You lose out on momentum and buyers that way.  It is best to price at or slightly below the market to get the most money possible.
  • Focus on the launch.  First impressions are so very important.  If I’m listing my house, I am going to be sure I have professional photos and video and a detailed, specific marketing plan.  Some of that includes a reach out to local realtors, reverse prospecting, strong social media presence and campaign, brochures, etc…  There is so much that goes into listing a property before putting the sign in the yard.  
  • Talk to experts.  Obviously, I’m a real estate agent so I don’t need to search for one but finding that expert real estate agent is key and step #1.  You may also need experts to make repairs, lenders/financial planners to talk through finances, and professional photographers/videographers.  Don’t do it alone and ask for advice.  This is what we do and can give you guidance along the way to make sure the process is smooth and that you get the most for your home.
