Home Improvements Buyers Will Love Come Spring

If you’re like me, I love a good list and getting organized even if it’s something that’s happening in the future.  So, is it too early to start thinking about what to do to get your house ready if you’re selling in the spring?  Absolutely not!!  If you wait until right before spring to start knocking out the list I have made below, you’re already behind.  The whole process will become even more stressful.  Trust me on this one!  Check out the list below and start tackling them so that buyers, come spring, will walk into your house and fall in love with it and want to give that full price offer or offer more.

  1. Declutter & Organize: This can encompass a lot but start with one thing at a time.  Make a list and stick to it so you don’t get side tracked.  Go through your items in your basement storage area- can you get rid of them/donate? Package up personal items or items of value like collectibles, sports memorabilia, personal photos.  Go through closets. Clean out garage, pantry, and other areas that tend to collect a lot of stuff.
  2. Fix Minor Repairs:  This would be things like loose tile, squeaky doors, loose handrail, fresh caulk, leaky faucets.  Fixing these items can seem like a nuisance but they communicate to the buyer that the home has been well maintained and that goes a very long way when they are deciding to write and offer and for how much.
  3. Deep Clean:  A clean and decluttered house are two of the best things you can do to sell.  After, or at the same time, you declutter and organize deep clean the house.  Wipe down baseboards, remove cobwebs, clean carpet, wash the windows inside and out, and remove scuffs on the walls.  This goes such a long way!
  4. Consider Fresh Coat of Paint:  Depending on how long you’ve lived in the house or how recently the home has been painted, a fresh coat of neutral color paint is a smart idea.  Especially for the walls that see a lot of action and have scuff marks or dirt (I have a few of those walls because of my little kids’ hand.  🙂 )  If you need help with paint colors, just let me know!
  5. Update Lighting:  Make sure all light bulbs working.  Consider switching out the color of lighting.  Warm light can seem more welcoming that a stark bright white.
  6. Update Entryway: After curb appeal, the first impressive of buyers is when they walk into the entryway of your home.  Now might be a good time to consider a refresh of this space.  This might be a new small table with nice accent pieces on it.  Or it might look like you decluttering.  
  7. Set a Date for Pictures:  I know it seems so early to set a date for pictures of your home but if you set a date, it gives you something to work towards and keeps you on track.  If you want to know more about the picture/video process, reach out to me!
  8. Plan for Landscaping:  It is difficult, obviously, to do landscaping projects in the winter but you can make a list of what you’ll need done and figure out a date to complete or know who you need to hire in order to complete it.  If you have a random junk pile in the backyard or some items you know you need to get rid of, you can still do that in the winter.
