West County Market Update May 2024

Hello West County!  If you live in any of the cities below, you might be curious what was going on with the market last month in April 2024.  As always, each market is so specific and ever changing.  In general, we are still seeing a strong sellers’ market meaning things are moving fairly quickly.  Price points and condition of the home are big factors.  We are fully in swing with the buying market.  Most folks like to be settled before school starts which means you need to be looking right now if you’re hoping to move by then. 

The average days on the market do indicate that some things are staying a little longer.  However, a lot of these cities had some super long listings that made the average a little higher.  The months of inventory are split with Ballwin and Chesterfield being considered a sellers’ market with below 2-3 months of inventory.  Town & Country and Wildwood are considered balanced at this point around 5-10 months, but again, I would look at each subdivision specifically as there are many different factors.
