Uncovering the Unseen - Exploring New Construction Inspections

Did they do everything correctly?  For buyers of new construction homes, this can be a common concern.  Thankfully there are several inspections that take place throughout the construction process to ensure the quality and adherence to specifications. One of the key inspections is the pre-drywall inspection. Here are some common inspections that occur for buyers during the new construction process:

  • Pre-Drywall Inspection: This inspection occurs before the drywall or interior walls are installed. It allows the buyer (or anyone the buyer hires to inspect it) to inspect the structural components, plumbing, electrical wiring, insulation, and other important systems that will be concealed once the drywall is in place. This inspection helps identify any potential issues or defects that can be addressed before they become hidden or difficult to access.

  • Pre-Settlement or Final Walkthrough: This inspection typically takes place shortly before the buyer’s final settlement or closing. It allows the buyer to inspect the completed home and ensure that all agreed-upon repairs and finishes have been completed satisfactorily. The buyer can check the overall condition of the property, verify that all appliances and systems are functioning correctly, and note any remaining issues that need to be addressed before closing.

  • One-Year or End-of-Warranty Inspection: Many new construction homes come with a builder’s warranty that covers certain defects or issues for a specific period, typically one year. Towards the end of the warranty period, buyers may schedule an inspection to identify any outstanding issues or defects that may still be covered under the warranty. This inspection helps ensure that any necessary repairs are addressed before the warranty expires.

Additionally, buyers may choose to hire a professional home inspector at various stages of the construction process to conduct independent inspections and provide an unbiased assessment of the home’s condition and quality. These inspections can help buyers gain confidence in the construction process and identify any potential issues that may need attention.  

Also, keep in mind, that throughout the building process the builder is in contact with the city and municipality and completing necessary inspections which helps ensure everything is up to code.  Buyers should be in touch with the builder on these code compliance-type inspections so they can understand what is required and inspections that are occurring.
