Hello West County! I hope your December is off to a great start! It’s such a busy time of year. Is it busy for the real estate market? Typically, December is a slower month but there is always activity happening. So, what did November look like in St. Louis County? Check out the numbers below.
As I mentioned in one of my videos, we are seeing things cool off a little. Looking at these numbers you can see that. New listings taken are down 7%, pending sales are also down as well as closed sales. When we see listings and sales down, one can expect that days on market will be increasing and you can see it increased to a dramatic 23.1%!
Prices are still going up but not at quite a rapid pace as we’ve seen over the last several years. This actually is a good thing to see because we definitely can’t withstand crazy bidding wars year after year. Months supply of inventory is at 2.2 which is fairly low but given these other numbers I’d say this will probably move in a higher direction and we’ll see more a neutral inventory number.
I have had investing on my mind lately and if you’ve ever thought about investing in real estate, now might be a good time. If you have questions about where to begin, contact me! As always, if you are wondering what your home is worth or have questions about the buyers market, please don’t hesitate to contact me.
