Hello West County!  This is the last market update of 2024 since we are in the first month of 2025.  December, historically, is a slow month for real estate.  Many people do not like to move during this time.  However, for those that can and want to, some good deals can be found this time of year.  Inventory is low usually and after reflecting on the numbers last month, that is definitely true in this case.  Almost all of these cities experienced similar activity like average sale price decreased, number of sales decreased, days of market increased and months of inventory either went up or stayed about the same. 

What does all this mean?  I think we are still experiencing a little bit a shifting or neutral market and low inventory.  It is December, so some of that might just be because of the time of year and the cyclical nature of real estate.  Over the next few months as we approach spring, we should see things pick back up and know more of a direction.

One thing is for sure, if you’re thinking about selling, now is the time to get all those to do lists ready with what projects you need to complete before the spring.
