5 Pitfalls to Avoid When Selling

No one wants to have issues when selling…everyone wants a smooth and successful transaction. Some pitfalls you can’t avoid but some you can!

  1. Don’t overprice your home: Your home will sell faster if it is not overpriced. Sounds simple but many don’t do it. If you are at market price or even a little under, the market will bring it to where it’s supposed to be. If it’s overpriced to begin with, no one will even want to bother with it.
  2. Neglecting Necessary Repairs: Unless you’re selling as is, if there are obvious repairs that need to be done, do them in advance. That will help you get the most for your home.
  3. Not Properly Staging Your Home: Staging doesn’t necessarily mean spending tons of money on a professional stager but rather, decluttering, moving or removing certain pieces of furniture, neutralizing the spaces and just plain ole deep cleaning. That can all go a long way, so listen to your agent when they give suggestions,
  4. Inconsistent Communication During Negotiations: Before offers start rolling in, have a conversation with your agent about your wants/needs so that you don’t leave buyers out there wondering what’s going on with the back and forth.
  5. Not Being Transparent About the Property’s Condition: If you know a defect in the property, disclose it!
